What is Buyer Representation?
Buyer's representation is when a licensed real estate professional acts as the "Buyers Agent" representing the buyer who is purchasing real and personal property in a real estate transaction. The buyer's agent works for, and owes fiduciary responsibilities to, the real estate buyer and has the buyer's best interests in mind throughout the entire real estate process. At DePaul Brokerage our "Buyer's Agent" will:
1. Listen and evaluate your specific needs and wants, locating properties that fit those specifications;
2. Assist you in determining the approximate amount that you can afford to spend (pre-qualify);
3. Assist in viewing properties -- accompany you, the buyer on the showings;
4. And / or preview the properties on your behalf to insure that the identified specifications are met;
5. Research the selected properties; help identify possible problems or issues;
6. Help you make an informed decision prior to making an offer to purchase the property;
7. Advise you on structuring an appropriate offer on the selected property;
8. Present the offer to the seller's agent and the seller on your behalf;
9. Negotiate on your behalf -- always keeping your best interests in mind;
10. Assist in securing appropriate financing for the selected property;
11. Provide a list of potential qualified vendors (e.g. movers, attorneys, carpenters, etc.) if these services are needed;
12. Most importantly, fully-represent you, the buyer throughout the real estate transaction.
